House Washing

Wet Pacific Northwest winters leave green algae and gray grime on every wall that does not get sun. Siding, trim, soffits, and eaves get washed top to bottom with a low pressure detergent rinse that lifts the growth instead of driving water behind the boards.

  • Vinyl, fiber cement, wood, and stucco siding
  • Soffits, eaves, trim, and exterior lights
  • Plants pre-wetted and rinsed after the wash
  • Low pressure, no cracked seams or forced water

Soft Wash

Soft washing uses a cleaning solution and gentle rinse rather than force. It kills the algae and mildew at the root, so surfaces stay clean far longer than a pressure-only blast, and delicate materials come through untouched.

  • Safe on shingles, painted wood, and stucco
  • Kills growth at the root, not just the surface
  • Longer lasting results than pressure alone
  • Plant-safe rinse procedure on every job

Pressure Washing

Concrete, brick, and pavers can take real pressure. Everything else cannot. Pressure is matched to the surface and the wand is kept moving so you get an even clean without wand marks, etched concrete, or torn wood grain.

  • Concrete, brick, block, and pavers
  • Surface cleaner for even, stripe-free results
  • Hot water available for grease and heavy grime
  • Runoff controlled and directed away from beds
Ask about pressure washing
Mossy shingle roof being cleaned, with a clear line between the treated and untreated sections

Roof Cleaning

A mossy roof holds water against the shingles and shortens the life of the whole roof. Growth is treated and removed with a low pressure method that protects the granules, and debris is cleared off the roof and out of the gutters before we leave.

  • Moss, lichen, and algae streak removal
  • No high pressure on shingle granules
  • Debris cleared from roof and gutters
  • Optional preventative treatment

Gutter Cleaning & Brightening

Needles and leaf packs get pulled out by hand, downspouts are flushed until they run clear, and the outside face is brightened to remove the black oxidation stripes that a normal wash leaves behind.

  • Hand cleaning and full downspout flush
  • Exterior brightening for oxidation stripes
  • Debris bagged and hauled away
  • Flow checked before we pack up

Driveway & Sidewalk Cleaning

Driveways, walks, and entryways get cleaned with a rotating surface cleaner so the whole slab lifts evenly instead of showing overlap lines. Edges and cracks are detailed by hand with a wand.

  • Even surface cleaning, no stripe marks
  • Edges, cracks, and steps detailed by hand
  • Oil and tire mark pretreatment
  • Post-rinse so nothing dries back muddy

Backyard wooden deck being washed clean with visible bright cleaned boards next to weathered ones

Deck & Patio Cleaning

Decks come clean without fuzzing the wood grain, and patios and paver areas get the moss and dirt pulled out of the joints. Furniture is moved and put back, and the whole area is rinsed down when we finish.

  • Wood, composite, and vinyl decking
  • Paver, flagstone, and stamped concrete patios
  • Moss and growth cleared from joints
  • Ready for stain or sealer if you want it

Weathered cedar fence being washed, with warm clean wood emerging from the gray boards

Fence Cleaning

Fence lines pick up green growth on the shaded side and gray weathering everywhere else. A low pressure wash brings the color back without splintering the boards, and posts, caps, and gates get the same attention as the panels.

  • Cedar, pine, and vinyl fencing
  • Both sides washed when access allows
  • Posts, caps, and gates included
  • Prepped for stain or sealer

Window Cleaning

A clean house with dirty windows still looks dirty. Exterior glass is cleaned streak-free, frames and sills are wiped, tracks are cleared, and screens are washed and reset.

  • Streak-free exterior glass
  • Frames, sills, and tracks wiped out
  • Screens washed and reinstalled
  • Interior cleaning available on request

Moss Removal & Treatment

Around here moss comes back fast. Growth is removed first, then the surface is treated so regrowth is slowed through the wet months instead of returning by the next season.

  • Roofs, walkways, patios, and retaining walls
  • Removal first, then preventative treatment
  • Safe for surrounding plants and lawn
  • Seasonal maintenance schedule available

Concrete garage apron with rust and oil stains being treated and scrubbed clean

Rust & Oil Stain Removal

Rust from sprinklers and fertilizer, oil drips in the garage apron, and battery or paint marks all need a specific treatment rather than more pressure. Stains are identified first, treated, then rinsed.

  • Rust, fertilizer, and irrigation staining
  • Oil, transmission fluid, and grease spots
  • Treated by stain type, not brute force
  • Realistic expectations set before we start
Ask about rust & oil stain removal
Rooftop solar panels being cleaned with a soft brush, half dusty and half sparkling clean

Solar Panel Cleaning

A film of pollen and grit costs you production every sunny month. Panels are washed with purified water and soft brushes only, keeping the glass and the seals intact and leaving no mineral spotting behind.

  • Purified water, no mineral spotting
  • Soft brush only, no abrasives
  • Frames and edges cleared of debris
  • Roof debris cleaned up afterward
